Concept Plan in Leonardtown
A multi-building storage unit’s concept site plan is up for consideration before the Planning Commission on Monday July 14. The project, dubbed Goddard Self Storage, is located on about 5 acres at the corner of Route 5 and Medley’s Neck Rd on the lot next to Big Ed’s Tire Pros. Compass Point Montessori LLC, also linked to a private school by the same name, is listed as the property owner. Applicants are listed as Luis Neto and Randy Whitsell of Aggregate & Dirt Solutions LLC, a concrete recycling and mining company based in Capitol Heights. Soltesz, Inc., based in Waldorf, is listed as the engineer.

The land has long been vacant, save for a historic home on the corner dating to 1900. When a historic structure is involved, the county’s Historic Preservation Commission (HPC) reviews records associated with the building, documents the current status, and makes a recommendation about preservation. In this case, the HPC advised keeping the “base structure” if possible. The concept site plan indicates the Goddard house will remain and become the storage facility’s office, while all existing outbuildings will be demolished.
Seven storage buildings total more than 111K square feet. Four 4-story buildings at nearly 25K SF each, and three one-story buildings between 3-4K SF each are surrounded by a 30 ft buffer yard and a 6 ft high wooden fence. Plans note existing vegetation will be retained as much as possible. Five stormwater retention areas are designed to manage runoff from impervious surfaces, keeping runoff equal with current levels. Driveway entrances on Medleys Neck and Route 5 will be abandoned so the storage units are accessible only from the existing entrance for Big Ed’s Tire Pros.
The Planning Commission meeting on July 14th begins at 6:30PM, at 41770 Baldridge St in Leonardtown. Those with comments about this project can attend and speak during the public hearing.
