Sixty Townhomes Planned
One tenth of a mile down Lighthouse Road, in Piney Point, a neighborhood called Lighthouse Commons is slowly developing. Phase one, twenty-six single family lots, has started with a handful of homes already complete. On more than twenty acres beyond the cul-de-sac of Lighthouse Commons Drive, is the development’s second phase–sixty townhomes.
In July 2024, Karen Siebert of Windward Land Development LLC filed a development application with the department of Land Use and Growth Management (LUGM). Siebert is also the owner of Great Mills Trading Post.

Planning documents show phase two, called Lighthouse Commons Townhomes, occupies the area already cleared. Land southwest of the development is in a flood plain easement, with land to the north appearing to remain wooded. Plans call for thirty townhomes built per year, with a two year build out timeline. At the rear of the development, a wastewater pump station and stormwater management pond border a recreation area that includes a playground, gazebo, and walking paths.
One driveway and one garage space is available at each unit. Thirty-two additional spaces are provided throughout the development, making a total of 152 spaces. A parking justification letter was submitted to LUGM for approval of the extra parking. The neighborhood would generate 352 additional daily vehicle trips, with 27 and 33 trips in AM and PM peak travel hours, respectively. LUGM’s Capital Facilities review noted the potential for an additional thirteen elementary, six middle, and nine high schools students from the development.
Lighthouse Commons shares property boundaries with the Piney Point Fuel Terminal, recently acquired by Offshore Aviation Group. The company plans to use the property for development, testing, and evaluation of unmanned aerial systems and a private use airport. It’s unclear what, if any, impact those plans may have on Lighthouse Commons and the people who will eventually live there.
